Tribeca recorded the two most expensive residential property sales in Manhattan for the week of Oct. 26 to Nov. 1, 2026, with both transactions involving penthouses located on Murray Street.
The sale of a penthouse at 111 Murray Street closed on Oct. 26 for $31 million. The transaction represents the final sponsor sale for the building, which was developed by a venture including the Witkoff Group, Fisher Brothers, and New Valley Ventures. Richard Saghian, CEO of Fashion Nova, was the buyer, represented by brokers Ryan and Emilia Serhant. Emily Sertic of Douglas Elliman led the sales for the building.
While the unit sold for $31 million, the developers had specified a $50 million price in a 2024 offering plan amendment. The property reached the market in September 2025 with an asking price slightly below $34 million. The building previously recorded a $28 million sale for a different penthouse unit over a year ago.
A second penthouse on Murray Street, located at number 71, also ranked among the week's top transactions with an asking price of $18.5 million.
Manhattan luxury buyers signed 25 contracts for homes priced at $5 million or more during the week, with Tribeca accounting for four of those deals. Regarding the current market, Sertic noted that buyers at the high end of the luxury sector are increasingly focused on properties that allow for immediate move-in.
